2010s–2020s: Smart Tech

  • All major CT counties

Built Well

  • PEX plumbing, high-efficiency furnaces, smart wiring.
  • Superior insulation and tight envelopes.
  • Fire safety & carbon monoxide systems integrated.

Watch out for

  • Laminate floors that lift in humidity.
  • Poor ventilation in over-sealed attics.
  • HVAC sizing errors in energy-efficient builds.

Statewide Tips

Radon: Found across CT, especially Litchfield, Tolland, and Hartford Counties — always test.

Wells & Septics: Common outside city limits — check flow, age, and tank location. 


Basement Moisture: Hilly, high-water-table towns (Torrington, Thomaston, Barkhamsted, etc.) often need sump pumps or drains.


Oil to Gas Conversions: Check if tanks were properly removed. 


Lead Paint Disclosure: Required for pre-1978 homes.
