  • FHA / VA / USDA: Stricter safety and condition checks.
  • Desktop / Drive-By: Used on some refinances or quick turnarounds, less detailed.

  • Under the Tidewater Initiative (for Department of Veterans Affairs / VA loans):
  • If the appraiser believes the value may come in low, they must notify the lender before submitting.
  • This gives the listing agent 48 hours to submit supporting comps to try to support the contract price.
