Looking to

rent a unit?

Finding a rental unit is a free service to you. It is important to work with a Real Estate Professional. Realtors help guide you to rescources and protect you from a plethora of scams going around. 

Before inquiring

Make sure you read below before starting the process 

Anyone that is 18 or older must fill out their own background/ Credit Check. We will provide you with our background check service, so you can attach a copy to multiple rentals. We also perform credit checks, and call previous landlords. 


If you're not sure of your credit, please do not worry, most landlords will work with low credit scores as long as you provide proof of income. 


The background check processing fee is $35.00 


You must be able to otherwise demonstrate your ability to pay the rent. Income must be verifiable. You will be required to provide recent paystubs. 


You will need 2 months security deposit, plus the 1st month's rent, unless you have exceptional credit and income. However, in the State of Connecticut, a landlord cannot collect more than 1 month's rent for security, plus the first month's rent for tenants that are 62+ years old.


Tenant Obligations

Tenants are obligated to conduct themselves and to use the property in accordance with both state and federal laws 

  • Comply with all building, housing, or fire codes affecting health and safety 
  • Keep your unit clean and safe
  • Remove all trash and rubbish to places or receptacles provided by the landlord 
  • Keep all plumbing fixtures and appliances clean 
  • Use all equipment in a reasonable manner 
  • Not willfully destroy, damage impair or remove any part of the property 
  • Do not disturb neighbors 
  • Notify the landlord of anticipated extended absences from the property

Landlord Obligations

The landlord must provide the tenant with a written notice of who the property manager is.  If the landlord sells he is relieved of liabilities. 

  • Adhere to applicable building & housing codes
  • Keep the property in fit and habitable condition 
  • Keeping all common areas clean and safe
  • All equipment should be in safe and working condition supplied by the landlord 
  • Provide and maintain trash receptacles as needed 
  • Supply heat, running water, and reasonable amounts of hot water at all times 


A landlord must provide a tenant with a receipt for a cash payment, even if no receipt is requested 


If a tenant fails to pay rent within 9 days of the due date, the landlord may terminate the lease and evict the tenant
